• The process of buying a property in Japan typically takes about 3 to 6 months, though this can vary based on several factors. The timeline generally starts with an initial consultation and property search, which may take 1 to 2 months. During this time, you will discuss your preferences and budget with us, followed by searching for suitable properties. Once identified, property viewings are arranged. After deciding on a property, making an offer and negotiating terms usually takes about 1 to 2 weeks. Upon acceptance, you’ll sign a contract, typically requiring a 5% down payment. The due diligence phase, which includes inspections and legal checks, can take about a month, especially if financing is involved. Finally, the closing process, where the legal transfer of ownership occurs, may take an additional 2 to 4 weeks.
• Please note that besides the cost of the Newsletter, the fee for our buying assistance service is a standard 3% of the property purchase price. This fee is only paid on the final settlement date when the buyer takes possession of the property. We do not receive any other fees :)

Their offices are situated in Tokyo and Osaka, enabling them to provide property management services in areas surrounding these prefectures, typically within a 1 to 1.5-hour commute from the city center.
• The requirements vary on a case-by-case basis; however, the most commonly needed document for individual buyers is a notarized Statutory Declaration. This document serves as a formal statement affirming your true identity, residence, and signature.
